Questions we hear a lot

Are there energy benchmarking requirements for commercial buildings?
Yes — in many places. Over 40 U.S. cities and states require owners of larger commercial and multifamily buildings to report energy (and often water) use every year, usually through ENERGY STAR Portfolio Manager. Size thresholds commonly start between 10,000 and 50,000 square feet. See requirements by city and state.
What do you need from me?
Twelve months of utility bills for the calendar year being reported (electric, gas, water, and any steam or fuel oil), the building address, gross floor area, and the main uses of the building. If you have an existing Portfolio Manager account, we’ll use it.
How long does it take?
Most reports are filed within 7 days of receiving your utility data. If we need to request aggregate data from a utility, that can add time — another good reason to start early.
Is it worth hiring a third party to verify benchmarking data?
If your jurisdiction requires verification (for example, Boston and Washington, DC on certain cycles), it isn’t optional. Even where it isn’t required, a second set of eyes catches errors that can lead to correction notices or an inaccurate public score. We offer verification in-house, so there’s no extra vendor to manage.
What happens if I miss my deadline?
Most cities issue fines, and many publish lists of non-compliant buildings. Penalties vary widely by city. If you’ve already missed a deadline, contact us — we can usually get you filed quickly and help you respond to any notice.
Do you work outside the cities listed?
Yes. We work in all 50 states. Tell us where your buildings are and we’ll confirm which laws apply.
